Just across the street from a Red Line stop, a former movie theater is set to reopen next year as a music venue called Vermont Hollywood.

Developer MCAP Partners is one step closer to building new rental housing in Hollywood. Earlier today, the Los Angeles City Planning Commission approved the Orange Flats development. Plans call for the construction of a five-story edifice featuring 24 one- and two-bedrooms apartments - including three very low-income affordable units - above 17 subterranean parking spaces.

When we took over, the theatre was shut down for several years and was in deteriorating condition. The stand-alone movie theatre concept was no longer viable for that area, it was our vision to transform it to a state of the art, multi-purpose, live performance venue in Hollywood.

A retail building on the corner of Larchmont Boulevard and Melrose Avenue recently was sold to real estate investment and development company MCAP Partners for $6.3 million. The building was home to several long-time Larchmont businesses, including Ampersand Boutique, Artworks Studios and Floret Floral Design.

The retail building at at 656-660 N. Larchmont Blvd. and 5626-5636 Melrose Avenue recently sold to MCAP Partners, a Hollywood-based, family-owned real estate company, for $6.3 million. The building is home to several small retail shops, a production studio and the restaurant Coffee+Food. It was built in 1925 when the neighborhood was called Larchmont Heights.

Dubbed Orange Flats, the 40,900-square-foot complex would be five stories, with units ranging from 600 to 1,650 square feet. It will also include amenities such as a Peloton bike room, screening room, landscaped rooftop deck and lounge area. The firm paid $3.7 million to acquire the two-parcel property, located at 1130 North Orange Drive, last December, property records show.

Eight years ago, when real estate developer Jacques Massachi bought the former Lombardi estate on Hollywood Boulevard, his plan was to tear it down and put up an apartment complex. At the urging of local preservation mavens, however, Massachi changed course and decided to turn the property into a guest house/event space.

In 2006, the developer Jacques Massachi purchased a crumbling Hollywood Victorian near the 101, intending to tear it down. But after he got his demolition permits, preservation groups approached him with several good reasons to save it.
